Ohinemuri Lodge

This is a renovation and conversion of a Masonic Lodge to a residence in Paeroa on a corner site. The clients bought this earthquake prone, heritage category building being a concrete bunker with small windows, few amenities and freezing cold. The interior walls used to drip with condensation but the roof was in good condition.

The brief was to convert it to a three bedroom, three bathroom house, large living/dining & kitchen which is warm & cosy to be in. Considerate use of materials and as natural as possible.

Structural engineers were required to make the building earthquake safe. The strengthening was incorporated into the internal side of the building and the timber framing for the wool insulation.

A resource consent was required by the council which involved Heritage New Zealand to assess the proposed plans. This restricted external changes especially to the street views and some protection of internal aspects of the building. Fortunately we were able to place windows to the unseen North side and a couple windows in other key areas that were in keeping.
